A newly constructed 80,000-square-foot Class A warehouse located on Mahoning Avenue in North Jackson, Ohio, scheduled for completion in December 2025. Built with quality construction and 32-foot ceiling heights, the facility offers 480V three-phase power and flexible space configurations, with units starting at 20,000 square feet. Each unit includes dock doors, drive-in access, and optional front office space. Conveniently situated just two miles from I-76 and three miles from I-80, the property is surrounded by major distribution and manufacturing hubs such as Macy’s, TJ Maxx, FedEx, Amazon, Ultium Cells, Kimberly Clark, and Foxconn. Within an eight-hour drive to major cities including Columbus, Chicago, New York, Indianapolis, Toronto, and Louisville, this fully leased development offers prime connectivity and efficiency for modern industrial operations.
A 148,388 sqft FedEx Ground facility located in North Jackson, Ohio, constructed using a pre-engineered metal building system with a design-build delivery method. The 30-foot-tall package sorting and distribution center is supported by cast-in-place concrete foundations and features loading docks, an open-web transbay roof framing system, and an ESFR sprinkler system. Inside, the building houses an advanced package sorting system and administrative office space.
A 30,298 sqft Universal Stainless & Alloy Products facility in North Jackson, Ohio, built with a pre-engineered metal building system under a design-build delivery method. Standing 49 feet tall, the structure supports radial forge and VIM/VAR maintenance operations. The facility is equipped with specialized car bottom furnace foundations, a 70-foot stack, mezzanine space, and dedicated locker room and break room facilities.
A 78,914 sqft FedEx Freight facility in North Jackson, Ohio, constructed with a pre-engineered metal building system through a design-build delivery method. Sitting at 18 feet 6 inches tall, the building functions as a freight terminal and truck maintenance shop. Key features include cast-in-place concrete foundations, multiple loading docks, electrical tow motor charging stations, and 11 acres of heavy-duty concrete pavement to support freight operations.
A 76,245 sqft Extrudex Aluminum facility in North Jackson, Ohio, designed and built using a combination of pre-engineered metal building systems and masonry construction. Standing 28 feet tall, the facility supports aluminum extrusion operations. Some features include administrative offices, locker rooms, a break room, and a truck scale.
A 104,230 sqft Star Extruded Shapes facility in Canfield, Ohio, constructed with a pre-engineered metal building system through a design-build delivery method. The 33-foot 9-inch tall aluminum extrusion plant is supported by cast-in-place concrete building and equipment foundations. The facility also includes locker rooms, a break room, a truck scale, and multiple loading docks.
A 90,960 sqft General Extrusions (now Pennex) facility in Leetonia, Ohio, delivered through a design-build approach using a combination of precast concrete and pre-engineered metal building systems. Standing 35 feet tall, the aluminum extrusion plant features cast-in-place concrete building and equipment foundations, along with administrative offices, locker rooms, and a break room. Additional amenities include a truck scale and multiple loading docks to support production and distribution operations.
A 58,040 sqft Haltec Corporation facility in Leetonia, Ohio, designed and built using a combination of pre-engineered metal building systems and masonry construction. Rising 24 feet, the manufacturing plant incorporates loading docks, a tractor trailer ring road, and a Prismax day-lighting system. The facility also includes an administrative office building, as well as locker room and break room amenities for employees.
